What we do

Seventeen services in four areas, from cadastre to drone surveying. For each one we prepare the full documentation and explain what comes next.

Parcel subdivision and merger

When a parcel is divided for inheritance, a partial sale or construction, or several parcels are merged into one, the new boundaries must be measured, marked and registered. We prepare the subdivision or merger report and follow it until the new parcels appear in the property sheet.

When you need it

  • inheritance and ending co-ownership
  • selling part of a parcel
  • merging neighbouring parcels for construction

What you get

  • subdivision or merger report for the cadastre
  • new corner points marked on site
  • case follow-up until registration

Forming an urban parcel

The spatial plan defines the urban parcel, while the cadastre only knows cadastral parcels. We reconcile the two, calculate the parts that form the urban parcel and prepare the report to create it.

When you need it

  • before registering construction
  • when the urban parcel spans several cadastral parcels
  • buying or swapping part of a neighbouring parcel

What you get

  • report aligned with the spatial plan
  • area breakdown by owner
  • documents for the cadastre

Boundary marking

We set out the corner points from official data, mark them with permanent markers and record the procedure.

When you need it

  • before fencing or building near a boundary
  • disagreement with a neighbour
  • before buying land

What you get

  • marked corner points
  • boundary marking record
  • sketch with coordinates

Legalisation surveys

Legalisation needs an accurate survey of the building and its position on the parcel. We survey it, prepare the report and explain the next step in the procedure.

When you need it

  • building built without a permit
  • extension or added storey
  • preparing a building for sale

What you get

  • building survey report
  • floor areas and storeys
  • guidance on next steps

Building survey and registration

After construction the building must be entered in the property sheet. We survey the as-built state and prepare the registration report.

When you need it

  • construction finished
  • building exists on site but is not registered
  • change of footprint or use

What you get

  • as-built survey report
  • registration request
  • case follow-up

Condominium plans

For each flat, shop or garage to have its own owner in the cadastre, the building is divided by floors. We measure separate and common parts and prepare the condominium plan.

When you need it

  • a developer selling flats
  • co-owners splitting a house by floor
  • registering garages and storage

What you get

  • condominium plan report
  • unit floor areas
  • documents for registering unit ownership

Setting out buildings and infrastructure

Before and during construction we transfer the designed points to the site, so the building stands exactly where the design and permit place it. We set out building axes and foundations, road and utility alignments, and check what has been built.

When you need it

  • start of construction
  • building roads, pipelines and utilities
  • position checks during construction

What you get

  • points and axes marked on site
  • setting-out record
  • control measurements by stage

Survey plans for design

A design is only as accurate as its base plan. We survey terrain, buildings, utilities and levels, and deliver the plan in the format and scale the designer needs.

When you need it

  • concept and detailed building design
  • roads and infrastructure design
  • reconstruction of an existing building

What you get

  • topographic and cadastral plan
  • DWG and PDF files
  • terrain levels and contours

Removing an encroachment note

An encroachment note blocks sales, mortgages and construction. We review the situation, survey what is needed and prepare the documents for its removal.

When you need it

  • the property sheet carries an encroachment note
  • selling or mortgaging the property
  • preparing to build

What you get

  • review of the cadastral record
  • survey report for the procedure
  • plan of next steps

Property advice

Before you buy, build or divide, we review the documents and the situation on site and tell you what is needed, in what order and how long it takes.

When you need it

  • buying property
  • unclear cadastral records
  • inheritance and dividing property

What you get

  • review of property sheet and plan copy
  • list of required documents
  • procedure plan with timelines

GNSS surveys and control networks

For larger sites, roads and complexes we establish a control network: monumented points with precise coordinates that all further measurements rely on. Coordinates are determined with GNSS receivers in the national coordinate system.

When you need it

  • larger construction and infrastructure projects
  • drone surveys with ground control points
  • long projects that need ongoing control

What you get

  • monumented control points
  • coordinates in the national system
  • survey and accuracy report

High-resolution orthophoto

From hundreds of overlapping images we produce a single measurable image of the site in the national coordinate system. Boundaries, buildings and site conditions appear exactly as they were on the day of the flight.

When you need it

  • base plan for design and planning
  • recording the state of land and buildings
  • overview of large parcels and complexes

What you get

  • orthophoto in GeoTIFF format
  • imagery in the national coordinate system
  • overview PDF and JPG

3D models of terrain and buildings

Flying from several angles, we build a dense point cloud and a textured 3D model of the terrain or building. Heights, distances and façades can be measured from the model without climbing or scaffolding.

When you need it

  • renovation and extension of buildings
  • design on complex terrain
  • presenting a project to investors

What you get

  • point cloud (LAS/LAZ)
  • textured 3D model
  • sections and measurements on request

Areas and volumes

We survey a pit, stockpile or construction site and calculate areas and volumes from the digital model. Repeat flights show how much material has been excavated, delivered or removed.

When you need it

  • earthworks quantities
  • monitoring stockpiles and quarries
  • progress claims for completed works

What you get

  • volume calculation with report
  • comparison of two surveys
  • cut and fill map

Digital terrain model

We remove vegetation and structures from the point cloud to produce a bare-earth model. It gives you contours, profiles and slopes for design.

When you need it

  • road and infrastructure design
  • site levelling and drainage
  • slope and landslide analysis

What you get

  • digital terrain model (DTM)
  • contours in DWG format
  • cross and long sections

Construction monitoring

We fly the site at agreed intervals. Each survey delivers an orthophoto and model, so the client and site supervision see progress, deviations from the design and quantities of work done.

When you need it

  • larger residential and commercial projects
  • road and infrastructure construction
  • reporting to investors and banks

What you get

  • orthophoto and model for each stage
  • comparison with the design
  • progress report

Large and inaccessible areas

Steep terrain, canyons, forest, coastline and large sites are surveyed by drone in a fraction of the time ground methods need. We measure control points on site and capture the rest from the air.

When you need it

  • large sites and agricultural land
  • steep, rocky or overgrown terrain
  • coastline, canyons and slopes

What you get

  • coverage of the whole area in a short time
  • orthophoto and terrain model
  • base for further measurements
